Crooked Trailer Park Owners and Policies!

There are many trailer parks or mobile home communities through out the state of Ohio and many of them are located right here in Portage County, and many if not all do not follow the fair housing laws, they do discriminate!
A lot of it is for monetary gain, where they can rip off the mobile home owners of their homes. An example is if you have own a mobile home in a park, and want to sell it because you have purchased or have desires to move out of the community, they say the future buyer must be park approved, so if the future buyer is buying from the owner you can bet they will be denied, they look for ways to deny the private purchaser, in hopes the owner will get frustrated with having to pay the continued lot rent and sign the mobile home over to the park, at which they in turn acquire and resell to someone else at a profit.
One guaranteed way of getting park approved is to buy directly from trailer park or one of its sister
companies at a incredibly high price, with high interest rates over a 15 year period and you will be
park approved, but be a cash paying person willing to spend $16,000 to $20,000 to a private owner and you will be denied for some off the wall reason because the owners are not getting the money!

I live in a park and it seems as tho every year or other year the rent goes up....for "improvements" to the park...so far we're still waiting for the improvements. Yep we pay extra for the dogs here...and the rules are makes sure you pick up their droppings when out walking...so far I'm the only one that takes a bag with me when we are out. I watch the other owners walk their dogs and there is not a bag in site...but my dog will find their droppings while out walking. I would be the first one to get caught not cleaning up!!! People have moved out of this park for the last 2 years since new owners have taken over...some have just up and left their homes with no forwarding address. They would like us to put gravel in our drive ways...why?? We can't take it with us when we move.

I've worked for a trailer park company and its not the owners who are the crooked ones its the people they have managing them, I've seen the discrimination towards certain "religiouse cults" Ive seen people give the money to Add people to their lease or who are staying with them and the money they have to pay, but the application thrown in the file, Why'd they pay? the pet fee? isnt it your HOME why do you have to pay for a pet to LIVE in YOUR home that YOU OWN!?? some parks pay a $4.00 one others have to pay $10.00 when I asked why I was told because people are not smart enough to do anything about it. Why is there a inspection fee? for someone who IS NOT certified to come and tell you if your trailer can stay or not and if the home doesnt sell in 6 months you have to pay another fee??? and yes Ive seen that practice that was posted done, the way to get around the park approval is get it done FIRST, tell them your interested in one of their homes , get the approval then follow through with a non park home purchase, seen that done.
